Snuneymuxw First Nation and BC Housing work together as extended family in developing housing that breathes life into a Snuneymuxw way of being and responds to the complex housing needs of our community.

1. La’lum’utul

On-reserve affordable rental housing funded through BC Housing’s Community Housing Fund with an ongoing operating subsidy. Construction to start in July 2023 and expected to be completed in August 2024. This project is located on IR#4, is targeting a high level of energy efficiency, and offers 8 units in 2 four plexes:

  • 1 x 2-bed accessible
  • 6 x 3-bed
  • 1 x 4-bed


2. Nicol Street

A 35-unit supportive housing project, with four fully accessible units and 24/7 supports, will be owned by BC Housing and operated by Snuneymuxw, and will provide housing for Snuneymuxw members and Indigenous Peoples experiencing or at risk of homelessness in the community. This project is currently pending rezoning.

Once completed, the new permanent supportive homes at 355 Nicol Street would provide supportive housing for Snuneymuxw members and other Indigenous People experiencing or at risk of homelessness.

Assuming rezoning is approved, construction to begin in 2024, with a projected completion winter 2025.

3. Te’tuxwtun

The Te’tuxwtun development project is a unique collaboration between Snuneymuxw First Nation, BC Housing, the City of Nanaimo and Nanaimo Ladysmith Public Schools in support of a mix of subsidized, affordable rental and market housing, community gathering spaces, and a specialized learning school.

Snuneymuxw members will have access to a minimum of 64 affordable units. Assuming the rezoning is approved, construction to begin fall/winter 2024, with a projected completion of spring 2026.

4. Xpey Selhni

Offering a Women’s Transition House and second stage housing for women and children fleeing or at risk of violence, this project will be owned by BC Housing and operated by SFN. Currently, the project is in pre-development and targeting 20-30 units, which adds to the existing 10 units at Cedar Woman House.

5. Haliburton

Future affordable housing. In planning stages.

6. Franklyn

Future affordable housing. In planning stages.

7. Kennedy Street

In response to an identified rental affordability gap caused by significant rental rates in the Greater Nanaimo area, Snuneymuxw First Nation has partnered with BC Housing, Kw’umut Lelum and M’akola Housing Society to establish the Kennedy Street residences for Snuneymuxw members. A fourplex of newly built three-bedroom units are an off-reserve affordable rental housing opportunity for Snuneymuxw members who are working professionals.

8. LA’LUM’UTUL on Warpath Road (8 units)

In response to the need for more affordable on-reserve housing, we have developed these 8 rental units on Warpath Road. 

2 x 4 units; mix of 2-, 3-, and 4-bedrooms.

9. IR4 (16 Units)

We are addressing a long-standing housing shortage with the biggest on-reserve housing initiative in over 50 years. This transformative project is a part of 59 new affordable rental homes for our members on-reserve. Located on the Gordon side of IR4, this development is set to be complete by 2026.

We encourage our Snuneymuxw People to register with the BC Housing Registry online and learn more about affordable housing opportunities. You can indicate your Snuneymuxw membership in the Registry, and specifically select prioritization for homes within our Snuneymuxw BC Housing portfolio listed here. Or ask to be matched with the first suitable home that comes up. If you decline a housing opportunity for whatever reason, you won’t be penalized.

Keep your BC Housing Registry online application up to date and active. To make sure your application stays active, try to update your application once every six months:

  • Whenever any of your information changes; this includes:
  • You change your phone number, email address or mailing address
  • Your rent or income increases or decreases
  • Your health or relationship status changes
  • Your household size changes
